Ten-Unit Walk-Up Apartment Without SPA – Guelph

Project Overview

Our client purchased a 148 ft. by 95 ft. parcel of land. He obtained an official plan amendment and zoning by-law amendment in order to build a ten-unit walk-up apartment, that consists of:

  • One three-bedroom apartment
  • Seven two-bedroom apartment
  • Two one-bedroom apartments
  • Thirteen surface parking spaces

The subject property is located just east of Guelph’s downtown core, within a short walk to large parks, public transit, restaurants and retail.

The property owner loved working with Foremost’s in-house cost consultant. Funds for construction were advanced within one or two business days of our inspector’s visit to the site. Funds were advanced according to the budget template that was filled out by the property owner. No receipt or invoices were needed to be reviewed.

Construction is now complete and Foremost’s construction loan has since been discharged with a CMHC insured term loan.
